Lease Terms & Conditions

We do allow cosigners if primary applicants are unable to qualify on their own, solely due to income requirements.

We partner with ID Verification and Verification of Income software that will require submission of government issued photo ID as well as multiple ways to verify income. We also require an application fee (no cash accepted).

If you are interested in an apartment, the longest we can hold it for you is 7 days after the availability date. If you're looking for a future move in date, we offer a “Get Notified” option when a style is unavailable.

We charge a $35 monthly pet fee and a $300 non-refundable pet deposit upon move in. We do not have breed restrictions. All Applicants and Residents are required to register on PetScreening.com for household pets and assistance animals.

A written 45-day notice to vacate must be provided prior to the lease expiration date.

All forms of barbeque grills, cookers, fryers, or open flames are prohibited on patios or balconies. Electric grills are permitted only when approved by the local ordinance. Contact the leasing office for more details.

We have several lease clauses which address the need to terminate the lease prior to expiration. Contact the leasing office for more details.

We run credit and background checks for all leaseholders. Occupants 18 and older require a background check.

Satellites are welcome as long as pre-approved by management prior to install. A signed addendum and $500 minimum security deposit must be on file. Dish must comply with satellite addendum install rules and regulations.

Yes, we offer various lease terms. Call the office for more details regarding available lease terms.

We do accept business/corporate applications, but they will require additional approval from the management company.

Amenities

Our fitness center is open 24 hours.

Our pool is open from Memorial Day to Labor Day, weather dependent.

Our pool is open from 10 am - 10 pm. It closes for regularly scheduled maintenance during the night.

All guests must accompanied by a resident, who is 18 or older. There is a limit of 1 guest in the fitness center and 2 guests at heated pool.

No, you simply obtain a laundry card from our kiosk and load it, via cash or credit, and reload as needed.

Yes, we offer furnished apartments. We have different options to choose from, so it is best to contact the leasing office for more details.

Stove, refrigerator, dishwasher and garbage disposal come standard in our homes. 

We have a variety of upgrade options! Most frequent upgrades include brushed nickel lighting, ceiling fans, curved shower rods and above range microwaves.

Yes, our clubhouse is available to rent during non-business hours. Contact the office for more details and availability.

Maintenance

We offer after-hours emergency maintenance for issues that are unable to wait until the next business day.

You can contact the office or submit a work order online through our Resident Portal, or with the Rent Café app!

If you provide our technicians permission to enter then you do not need to be home for work to take place; however, if you would prefer to be home you may schedule an appointment.

Yes, if you return the walls to their original condition prior to moving out.

Lock-outs which occur during normal business hours will be resolved at no charge. After normal business hours, a charge of $30 will be placed on your account for management or maintenance to provide this service.
